GE brand appliances are standard in each of our lofts, including fridge and freezer, dishwasher, oven, range, microwave and hood, and washer and dryer units. Tankless water heaters are included in each loft.
Application Information

As a prospective resident you have the right to provide us with a portable tenant screening report, as defined in section 38-12-902 (2.5), Colorado Revised Statutes. The portable application must be from the past 30 days, include criminal background, credit, and eviction history, and be made available to us directly from the data provider, among other requirements. If the applicable requirements are met, an application fee will not be applied. Please contact a member of our leasing team for additional information.
We do business in accordance with the Federal Fair Housing Law as well as all state and local laws. All applications and renewals are considered equally without discrimination on the basis of any class protected by applicable laws.
The debt burden (debt-to-income) must be no more than 45% of gross monthly income for prospective residents, when taking into account existing, outstanding debt obligations as well as rent for the selected loft.
After a rental application is submitted, there is a hard pull on your credit in the course of our review of your rental application. Credit reporting is conducted by Experian. We adhere to requirements under the Fair Credit Reporting Act (FCRA). Minimum FICO score of 650 (average score for all leaseholders) required for unconditional approval. FICO scores below this threshold may be subject to conditions.
We screen for criminal background, and applicants may be disqualified based on history.

We gladly accept guarantors. Guarantors must have an average gross income of five (5) times the monthly rent and be a U.S. citizen.
Gross income must average two (2) times the monthly rent for prospective residents, and five (5) times the monthly rent for guarantors.
There are three main considerations when it comes to credit qualifications for our community: (1) rent-to-income; (2) deb-to-income; and (3) credit history. There must be no history of previous evictions. In addition, factors including negative payment history, past or current bad debts, liens, bankruptcies or judgments may disqualify an applicant. Employment and rental verifications may also be performed in the course of our review of your application. Please reach out and a member of our leasing team will answer any specific credit-related questions prior to getting started on your application!
Multiple applicants (e.g., Spouse, Roommate, Guarantor, etc.) are processed under one (1) application and covered by the one-time application fee. Just make sure to add them under the "Additional Applicants" section of your application.
Each applicant 18 or older who will be living in the loft will need to fill out an application, including guarantors/co-signers. Each applicant may be asked for documentation of income or identity for the application to be submitted.

Yes! The Clear Creek Trail runs right through Golden, just steps from your door. It’s perfect for biking, running, or walking, and connects to an extensive regional trail network.
We’re just a short walk — less than half a mile — from campus, making it an ideal location for students, staff, and faculty.
The property is located across the street from Parfet Park, with 8th St Dog Park ~2 minutes off-property and Tony Grampsas Dog Park just a short 5-minute drive by car.

About 25 minutes by car, with quick routes via US-6 or I-70.
Loveland is about 1 hour away, and Fort Collins is approximately 1 hour 20 minutes by car.

Rocky Mountain Metropolitan Airport is about 20 minutes away for regional flights. Denver International Airport is approximately 40 minutes away.

Mail and Package Delivery
All deliveries are made directly to your building’s designated delivery area or to your individual unit, depending on the carrier. We recommend using package tracking and setting up delivery alerts with your carrier for added security.
Mail is delivered to secure, centralized mailboxes located on the property. Each resident is assigned a locked mailbox and will receive a key upon move-in.
Maintenance
Decorating is subject to the property's community rules. While we welcome residents to make our home their home, any repairs needed to restore the unit to its original condition will be the responsibility of the resident. Please call a member of our leasing team if you have any specific questions prior to undertaking any contemplated decorating.
We make it simple. Submit a maintenance request through the resident web portal using your browser, mobile resident app, or dedicated resident hotline. We'll get your repair on the schedule and taken care of as soon as possible.
Residents do not have to be present for work to be performed, though we do recommend being present to ensure the service repair is handled appropriately to your satisfaction. Maintenance staff will never enter your loft without prior permission to enter in the course of regular business.
The property has a full-time maintenance team on-site.
Preventative maintenance is performed two (2) times per year to help keep your loft in tip top shape, once in the spring and again in the fall.
Prior to move-in, all lofts are deep cleaned. Upon arrival, a move-in inspection is conducted to ensure your loft is ready for your arrival!
Move-In & Lease Administration
All residents are required to carry renter's insurance in accordance with property requirements.
There is a monthly common area, trash, and utility management charge paid in addition to monthly rent. Contact a member of our leasing team for additional information regarding our common area services!

Upon move-in, rent, security deposit, and one-time administrative fee will become payable.
Ask questions! If you have limited rental or credit history, look into finding a guarantor who may be able to help you qualify as you build your credit!
You have options! Through our resident web portal, monthly rent can be paid via ACH, Debit, or Credit Card.

Comcast/Xfinity
Residents are responsible for all utilities, which include water/sewer, electric, gas, trash, and TV/Internet and are paid in addition to monthly rent. Contact a member of our leasing team for additional information on utilities!
Parking and Storage
No — The Avenue Lofts does not have detached garages available for rent. Parking is provided via city-managed public garages, lots, and street parking in accordance with the City of Golden’s parking program.
Each lease signer is permitted to register one (1) vehicle under our parking guidelines. Additional parking may be available through the City of Golden’s public parking system or permit programs.
Yes — EV charging is available at nearby city-managed ChargePoint stations within walking distance of The Avenue Lofts. Charging fees and time limits are set by the City of Golden.
Yes — residents can park in designated public parking areas managed by the City of Golden. Options include: On-Street Parking: Available per city parking map and zone rules; Public Garages & Lots: Within walking distance; permits may be required; Neighborhood Permit Parking (NPP): Available in certain zones, includes guest passes (subject to city eligibility).
Pets & Pet Policy
Pet breed and weight are considered by management on a case-by-case basis. Any pet included in the list of following breeds of dogs (or any mix of the following breeds) is determined to be a restricted breed and not permitted in the community: Pit bulls, (including American Staffordshire Terriers and Staffordshire Bull Terriers), Rottweilers, Alaskan Malamutes, German Shepherds, Doberman Pinschers, Chow Chows, Dalmatians, Great Danes, St. Bernards, Wolf Hybrids, and Akitas.Have specific questions about your pet? Our community is pet friendly! We do have certain breed restrictions, so please contact a member of our leasing team for additional information. We allow two (2) furry friends per loft.
There is a one-time, refundable pet security deposit in addition to recurring monthly pet rent per pet. We permit two (2) pets per lease and fees and rents are based upon number of pets.
Quiet Hours
The property observes quiet hours between 10:30 p.m. - 8:00 a.m.
Security
We are happy to permit the use of video doorbells on the property in accordance with community policy. We are happy to answer any specific questions about your video device request.
The property also features a security camera system at the common entrance. We do take safety very seriously and are always available to address any questions or concerns about security and safety on the property.
Smoke-Free Policy
We are smoke-free community, and smoking is prohibited in your loft and all common areas. This includes all community grounds and vehicles on community grounds.

Loft Reservations
See a loft you like and want to take it off the market? We make it easy. Lock-in pricing and availability for your selected loft with submission of a reservation deposit and we will hold your loft until you are ready to move-in (terms and conditions apply). Contact a member of our leasig team for additional information!
Pre-qualifed residents with an approved application can reserve their rental loft in advance with the submission of a reservation deposit. The reservation deposit is a prepayment of the first $250.00 of your security deposit and is applied towards your move-in expenses on the day of move-in. Contact a member of our leasing team for additional information!
Once received, the reservation deposit is non-refundable. If you do not move forward with your lease and move-in, you will forfeit your deposit.
Trash Collection
Trash and recycle collection will take place several times per week.
Submit a maintenance ticket and we will be happy to assist you in scheduling collection of any bulk pick-up items.
Trash and recycle services are offered to all residents, including access to community dumpsters behind the building.
